The expansion of housing and urban development in Hyderabad began in 1970 when the Government of Andhra Pradesh allocated 1,370 acres of land to the Hyderabad House Building Cooperative Society at a nominal rate of Rs. 100 per acre. This initiative marked the beginning of large-scale housing board developments in the city, leading to the establishment of prominent housing board colonies such as Kukatpally Housing Board Colony (the largest in Asia), Moulali Housing Board Colony, and Bharat Nagar Housing Board Colony.

In 1975, the Hyderabad Urban Development Authority (HUDA) was formed to facilitate the development of multiple housing colonies across the city. Later, in 2007, the Y.S. Rajasekhara Reddy government took a significant step in urban administration by establishing the Greater Hyderabad Municipal Corporation (GHMC) through G.O. No. 261. This was followed by the formation of the Hyderabad Metropolitan Development Authority (HMDA) in 2008, which further expanded urban planning and infrastructure management in the city.

Over the years, individuals from Andhra Pradesh played a key role in Hyderabad’s financial sector by establishing numerous chit fund and finance companies. A notable example is the Margadarshi Chit Fund, founded by Ramoji Rao.
